WHAT TYPE OF FINANCING IS AVAILABLE?

There are many different programs available: 95% financing for owner occupants, FHA, conventional, special military and veteran financing. Check with Ian Kemsley at Pacific Access Mortgage or Lorie Fukuhara at American Savings Bank for the best plan that meets your needs.

HOW SOON CAN I CLOSE?

WHAT IS INCLUDED IN THE MAINTENANCE FEE?

Included in the maintenance fee are hot and cold water, sewer, basic cable, and common area maintenance. Rooftop solar panels supply half of the building’s hot water and common area electric.

WHAT AMENITIES ARE THERE?

Building amenities include: covered parking, fob-based secured entry, closed-circuit TV security cameras on all entrances, laundry rooms on every floor, basic cable included in monthly fees, secured wi-fi throughout building, a surfboard rack, and a bicycle room. The building is also located on a quiet street near the center of Waikiki’s dining, shopping and entertainment venues. Waikiki beach is less than 1000 feet away.

ARE THERE ELEVATORS?

DOES THE BUILDING HAVE A COMMON LAUNDRY?

IS THERE A TRASH CHUTE?

No. We do have recycling containers for glass, plastic and aluminum located near our trash container.

DO BUYERS CONTRIBUTE TO THE HOMEOWNERS ASSOCIATION?

Yes. Buyers will pay a monthly maintenance fee. A portion of the maintenance fee will be used to sustain the reserves. In addition, at closing buyers will contribute to the Homeowners start-up fund. The developer also will fully fund the initial capital reserve when half the units are sold.

CAN I COMBINE CONDOMINIUM UNITS?

The Homeowners Association has no rules against it. As long as you get the necessary building permits, approval of architect, structural engineer, and the Homeowners Association. Two units have already been successfully combined in the building.

IS THERE A SECURITY SYSTEM?

Ainahau Gardens has a fob-based secured entry system covering front and rear entrances and the elevator. The property also has closed circuit TV security cameras which can be viewed on cable channel 57 in any unit in the building.

IS THERE A PLACE TO WASH MY CAR?

Not on premises. Because of environmental laws, we have to be very careful about not letting water into the sewer system.

IS THERE GUEST PARKING?

No. But several nearby overnight and long term parking options exist. There is also street parking.

IS THERE ADDITIONAL STORAGE?

Aside from our surfboard rack and bicycle room, there is no additional storage available on-site.

DO THE UNITS HAVE FIRE SPRINKLERS?

WHAT AMOUNT IS NEEDED FOR A DEPOSIT?

Buyers are required to place a $1,000 deposit toward the purchase of a unit with an additional deposit of $5000 due after reviewing the Public Report. The check or money order should be made out to Pacific Access Escrow.

WHEN WILL THE ASSOCIATION OF HOMEOWNERS HAVE ITS FIRST MEETING?

Per the By-Laws, the first annual meeting of the Association shall be held no later than one hundred eighty days after recordation of the first unit conveyance, provided 40% or more of the property has been sold and recorded. We expect to have our first annual meeting in June or July 2008.
